Little guys eat up 30,000 s/f of industrial space at Barone’s LIC property

Cushman & Wakefield has leased nearly 30,000 s/f of office and industrial space at Barone Management’s The Woodworks in Long Island City.

 Situated at 9-03 44th Road The Woodworks LIC is a 90,000 s/f property developed by Barone to cater to small businesses being squeezed out of so-called last-mile space by e-commerce and logistics giants.

The first ground-up industrial and light manufacturing building to be constructed in Long Island City in excess of 30 years, it features 21 ft. ceilings on the ground floor, 14 ft. ceilings on the second and third floors, heated and air-conditioned warehouses, electrical overhead doors, private bathrooms, private roof terraces, a shared fitness center and conference area and a shared rooftop recreational space with views of Manhattan. The building encompasses a multitude of overheard truck access and drive-in bays.

A Cushman & Wakefield team of Joshua Kleinberg and Dale Braverman represented Barone Management in arranging a total of seven leases in the four months since leasing efforts began in earnest.

Daikin, a Japanese-based global conglomerate specializing in manufacturing HVAC products internationally with over $20 billion in revenue, signed a 13,508 s/f lease for a combination of first floor warehouse, storage, delivery and sales space with offices on the second floor.

Jenna Gang Photography, a still life, food, stop motion and product photography studio, signed a 2,222 s/f ease for high-end indoor studio space on the second floor, as well as 350 s/f of exclusive outdoor terrace space with views of the Long Island City landscape.

Wild Flour NYC, a New York City-based artisanal bakery that’s been serving customers for more than 25 years and specializes in catering events of all kinds, signed a 1,119 s/f lease for first floor bakery and storefront space, where guests will be able to place orders and purchase bakery products.

Montana DataCom, a Certified Woman Business Enterprise and distributor of American-made electrical, data, transit, telephone, conduit, video, fire alarm, security and industrial products, signed a 5,257 s/f lease for warehouse, distribution and office space spread across the partial first and second floors of the property.

HUNGRY, a tech-enabled platform for office and event catering that connects clients to chef entrepreneurs, signed a 2,789 s/f lease for first floor warehouse space.

Firmont Capital, a proprietary trading firm consisting of experienced equity traders, signed a 2,137 s/f  lease for third floor office space for its traders to thrive in this fast-paced and state-of-the-art facility.

809 Cakes, a high-end custom cake bakery, signed a 2,127 s/f lease for second floor bakery and event space.
