The Woodworks LIC, a 90,000-square-footindustrial and office property in Long Island City,New York, is 30% occupied just months after itopened for leasing, according to Cushman &Wakefield.

The real estate services firm said it arranged sevenleases at the building at 9-03 44th Rd. in theHunters Point neighborhood in less than fourmonths since leasing efforts began in earnest.

 The Woodworks LIC is a 90,000-square-footindustrial and office property in Long IslandCity, New York.

Cushman & Wakefield’s Joshua Kleinberg and DaleBraverman represented the landlord, BaroneManagement, in the transactions.

“We’ve seen significant interest from a multitude of quality tenants at the property, whichspeaks to the strength of the market,” Kleinberg said in a statement.

Those moving into the building include:

Daikin, a Japanese-based global conglomerate specializing in manufacturing HVACproducts internationally with over $20 billion in revenue, signed a 13,508-square-footlease for a combination of first floor warehouse, storage, delivery and sales space withoffices on the second floor.

Jenna Gang Photography, a still life, food, stop motion and product photography studio,signed a 2,222-square-foot lease for high-end indoor studio space on the second floor, aswell as 350 square feet of exclusive outdoor terrace space with sweeping views of theLong Island City landscape.

Wild Flour NYC, a New York City-based artisanal bakery that’s been serving customers formore than 25 years and specializes in catering events of all kinds, signed a 1,119-square-foot lease for first floor bakery and storefront space, where guests will be able to placeorders and purchase bakery products.

Montana DataCom, a distributor of electrical, data, transit, telephone, conduit, video,fire alarm, security and industrial products, signed a 5,257-square-foot lease forwarehouse, distribution and office space spread across the partial first and second floorsof the property.

Hungry, a tech-enabled platform for office and event catering that connects clients tochef entrepreneurs, signed a 2,789-square-foot lease for first floor warehouse space.

Cushman & Wakefield (NYSE: CWK) said The Woodworks LIC marks the first ground-upindustrial and light manufacturing building to be constructed in Long Island City in morethan 30 years. The property features 21-foot ceilings on the ground floor, 14-foot ceilingson the second and third floors, heated and air conditioned warehouses, electricaloverhead doors, private bathrooms, private roof terraces, a shared fitness center andconference area and a shared rooftop recreational space with sweeping views ofManhattan. The building also has overheard truck access and drive-in bays.
